Summary of the Process and Inspections Required by the Borough of Denver
Prior to the sale of any property in the Borough, the property owner or the property owner’s representative real estate agent or settlement company is required to contact the Denver Borough Municipal Building to request the calculation of the interim water and sewer balances and to schedule an inspection of the curb, sidewalk, and/or driveway apron on the property to be sold. The information collected is used to complete real estate settlements on properties located within the Borough. The Borough requires property owners or the representative agency to request this information by completing the enclosed forms and faxing the forms to the Denver Borough Municipal Building at 717-336-7190.
The Borough of Denver assesses a fee of $50.00 for the completion of the settlement certification and curb, sidewalk, and/or driveway apron inspection forms. This fee shall be made payable to the Borough of Denver and shall be submitted along with the settlement payment.
Below is a link to the “Real Estate Interim Instruction Sheet,” the “Real Estate Interim Settlement Form,” the “Curb, Sidewalk, and Driveway Apron Inspection Form,” and the “Curb, Sidewalk, and Driveway Apron Repair/Replacement Agreement.”
Once received, the Borough will inspect the curb, sidewalk, and/or driveway apron and will determine whether any repairs/replacement is required and the locations of those repairs/replacements.
If a curb, sidewalk, and/or driveway apron repair/replacement is required, the repair/replacement shall be completed either prior to settlement, or, a “Curb, Sidewalk, and Driveway Apron Repair/Replacement Agreement” shall be completed, executed, and submitted to the Borough. Please note, if the Seller agrees to make the repairs required for the curb, sidewalk, and/or driveway apron, an escrow amount based on the cost of this work must be secured with the settlement company.
Due to the potential costs associated with curb, sidewalk and/or driveway apron repairs, as well as the time it may take to make these repairs, the Borough encourages the property owner to begin this process and to request the inspection in a timeframe that will allow the inspection to be completed and the repairs made without impacting the settlement. Please note, the completed “Real Estate Interim Settlement Form” and the “Curb, Sidewalk, and Driveway Apron Form” shall be submitted to the Borough of Denver by 5:00 p.m. at least 72-hours prior to the date of the settlement.
